After lying vacant for over a decade, the 3.5-acre parcel at 850 Cocoanut Ave. is set to become the site of a vibrant five-story mixed-use development. Spearheaded by a partnership between the Sarasota-based Longboat Group and the Miami-based Allen Morris development firm, this project promises to inject new life into the neighborhood with 254 residential units, a rooftop oasis, a chic restaurant, and a boutique retail market.

The journey to bring BaySide to fruition has been a lengthy one, spanning over five years. Josh Weiner, principal of the Longboat Group, recounts the perseverance and collaboration required to realize their vision. Originally conceived in 2019, the project encountered hurdles, but with the right partner in Allen Morris, the dream was reignited. The result is a meticulously planned community boasting a residents-only rooftop retreat complete with a pool and stunning bay views, alongside ground-level amenities accessible to the public.

Central to BaySide’s allure is its fusion of modern luxury and bohemian charm. Spencer Morris of Allen Morris describes the development’s distinctive style, which marries Florida’s relaxed elegance with a contemporary urban vibe. From sleek Italian kitchen finishes to pet-friendly accommodations and an array of private amenities, every detail is curated to offer residents a premium living experience akin to a luxury hotel.
