Cordelia, a name meaning “daughter of the sea” and “heart of a lion,” brings a unique proposition to Sarasota’s Quay district, primarily dominated by condominium projects including the Ritz-Carlton Residences. Located at 468 Quay Commons, also known as North Tamiami Trail, Cordelia will introduce 240 long-term rental units, including studios, two-bedroom, and three-bedroom apartments. This development is the latest addition to Quay Sarasota, a 14-acre waterfront district featuring both retail and residential spaces overlooking Sarasota Bay. Overseeing this project is Cameron Palm, senior development manager for Quarterra, a subsidiary of Lennar, marking the company’s first venture in Sarasota under the Quarterra brand.

The 12-story Cordelia building will feature 14,000 square feet of retail space on the ground floor, designed for three commercial outlets and one large restaurant. Quarterra aims to attract established brands, with a strong focus on securing a fine dining establishment and a small coffee shop. Proximity to the high-profile seafood and steakhouse, Ocean Prime, adds to the allure. Architecturally, Cordelia’s black and brown color scheme offers a visual transition between old and new structures in the area. The building includes a six-level parking garage with 150 spaces for public use and a seventh-floor amenity area featuring a pool, sky lounge, fitness center, pet park, coworking spaces, and more.

Cordelia’s rental model contrasts sharply with Sarasota’s prevailing trend of luxury condominiums, addressing a growing demand for flexible living arrangements. This demand has been amplified by recent legislative changes affecting condo associations, making rentals an attractive alternative. Many people prefer to avoid the hassles of homeowner associations, and rentals like Cordelia offer flexibility without long-term commitments. Prices for Cordelia’s units have not been disclosed, but nearby properties suggest a range from $3,850 to $7,000 per month. Cordelia’s construction began in May 2022 and is on track to open in early August, with final completion by year-end, followed by new developments like One Park and One Park West, further enhancing Sarasota’s dynamic landscape.
