Kolter Urban’s Hyatt Redevelopment Advances Amid City Concerns and Approvals for Neighboring Projects

At the November 6 Development Review Committee (DRC) meeting, Kolter Urban’s representatives shared updates on their redevelopment of the Hyatt Regency property next to The Quay. Plans remain largely unchanged since the initial September submission, with the project aiming to replace the current hotel and parking structure with two 18-story towers featuring a 166-room luxury hotel, 224 condominiums, and 4,700 square feet of street-level retail. The hotel, branded as a Thompson Hotel, will include a 7,000-square-foot ballroom, while the condominiums will expand Kolter’s Ritz-Carlton Residences project.

While the project has moved forward in some areas, city department representatives identified unresolved issues, including 17 utility-related items and conflicts with the Boulevard of the Arts “complete street” initiative. Kolter Urban’s engineer, Travis Futterman, emphasized that they’ve made minor adjustments, such as driveway width and utility configurations, but are eager to address city concerns to maintain project momentum. Scheduling challenges with city staff have delayed resolution, but Kolter Urban is pressing for quicker coordination to keep preliminary work on track.

In other DRC decisions, the Obsidian condominium and Artists Court apartments in Towles Court received final approvals. Obsidian will proceed to the Planning Board after appeals by nearby residents, while Artists Court is set to begin developing a 242-unit apartment complex, including 25 affordable units, at South Washington Avenue and Adams Lane. Kolter Urban’s parent company, Kolter Group, acquired the Hyatt property in 2022, planning to create a seamless transition between The Quay and the new development.
